Organize building records, operating constraints and roof conditions before a commercial roofing discussion. A clear brief helps align the property team.

Gather building records

Collect available roof plans, installation dates, repair history, warranty information and locations of known leaks. Identify rooftop equipment and the contractors responsible for servicing it.

  • Building use, occupied hours and tenant contacts.
  • Drain locations and recurring ponding observations.
  • Equipment penetrations and prior modifications.
  • Sensitive inventory or operations beneath the roof.

Agree on coordination responsibilities

Clarify who handles access, tenant notices, equipment coordination and approval of additional findings. Consider how the work area will be separated from normal operations.

Use the worksheet as a starting point for scope development. Final system selection, phasing, budget and warranty eligibility require assessment and written agreement.
